Dropping the sale price of your home is something that should be considered carefully before actually doing it. There are several reasons why lowering your asking price can have a negative impact on actually finding a buyer for your home. When to Lower Your Asking Price

There may be several hints that may be telling you to drop your asking price. These include if your home has been on the market for some time without selling and if you have shown your home more than 10 times and have still not received an offer.

When your home has been on the market for months and months and you have not received an offer at your asking price then you should consider lowering the asking price. More than likely your sales price is way too high if the home has been on the market this long and lowering the asking price is the only way to attract a buyer and sell the home.

When your home has been toured 10 – 15 times and you have not received an offer then this is another sign that you should consider dropping your asking price. Generally within that many tours of your home you would get at least one offer. If not, then dropping the sale price is certainly a wise idea because the market is basically telling you it is too high./p>

Downfalls of an Inflated Sales Price

Whenever you list your home on the market there is always that temptation to set an inflated sales price. However, doing this will more likely cause you problems in the long run than wind up making you lots of money on the sale. The downfall to an inflated sales price include the home staying on the market too long and not selling. The longer a home is on the market the more likely it is to develop a stigma that there is something wrong. So, setting the sales price too high will more likely result in your piece of real estate being stigmatized than making you more money than it’s worth.

Negative Impact of Dropping Your Sales Price

Suddenly dropping the sale price of your home often sends up a red flag. Potential buyers begin to wonder why you dropped the price and if there is a reason you are trying to get the home off your hands. They speculate there may be some major flaw in the property or some other problem that the seller doesn’t want to deal with and wants to hand off to someone else. Also, a drop in sales price frequently sends the signal, whether true or not, that the seller is desperate to sell the home. This results in lowball offers that are not even close to the asking price or worth considering.
