There are many places and services to assist you with finding real estate for sale. Using a realtor, as a buying agent, will give you quick access to homes the agent is familiar with. Real estate agents network with the other agents in the area and are aware of most the homes that are currently for sale. If the agent knows your needs then they can more easily present you with homes that meet your requirements. Local newspapers contain many real estate listings. In the classifieds you will find homes for sale by owners. Many newspapers also publish a weekly real estate supplemental. These will have many listing form realtors as well as upcoming open houses. Take a drive around the area you would like to move to. Keep your eye open for "For Sale" signs on lawns, or in windows. Weekends are the best time to do this as you may come even come across a "open house". Let everyone you know you are in the market to buy a home. Sometimes they may know someone who is thinking about selling. These circumstances are very infrequent but can make for a very easy transaction between you and the seller without the home actually going on the market.
Use the internet to find properties for sale. Realtor.com lists all current agent listed properties in the US and MLS.ca lists Canadian agent listed properties. Canadian private FSBO listings can be found at RealtyTree.ca. The internet has vastly changed the real estate market. Most buyers now use the internet to search for real estate and quickly view color photos and full descriptions to narrow down their search. With the internet it is possible to find property just about any where. Even on the Mediterranean island of Cyprus you can find Cyprus property online. Don't be afraid of private sales. Some of the best real estate on the market is sold privately. The owners of these homes know they have something special to offer and do not need the services of a realtor to sell it. Just be more vigilant with the paperwork when making an offer and signing a purchase and sale contract. The private seller may not have a professional agent assisting them with the contract details. Make sure you have your lawyer or notary review all documents. In a private deal do not expect to be the one who gets to save money on what the seller would have spent on a realtors commissions. The seller is the one who gains the most here. It is their motivation for selling privately, so they do expect to be able to keep most of that money. But there may still be a little more room for the seller to be flexible on their price.
